Conducted extensive analyses of center’s audited financial statements ($11-13MM in annual donor funding), analyzed liquidity position and identified reasons for performance shortfall. Recommended and implemented systems to strengthen the financial health of the center. Implemented long-term planning and resource allocation process for the center and developed its medium term plan for 2005-2007. Assisted in reorganizing the finance and administrative divisions to provide client-oriented and cost-effective services. Improved center governance by introducing transparent and efficient operating processes for its Board of Trustees. Established and implemented financial management, resource allocation and human resource systems aimed at growing annual donor funding base to $16MM in 2005 while increasing center reserves/equity from 5% of total spending (20 days of annual operation) to 25% of total spending (90 days of annual operation

Led the acquisition of a $95MM prime Washington D.C. office property in a 15 day due-diligence timeframe. Assessed risk-return impact of investment on fund portfolio through discounted cash flow modeling, market risk assumption sensitivities and debt scenario analyses. Created post-closing investor book, forecasting a 13% Leveraged IRR (annualized return) at purchase price.

Performed acquisition due diligence and underwriting for a $310MM Midtown Manhattan trophy office tower. Team efforts resulted in deal closure within a 21-day time frame. Leveraged IRR forecasted at 15%.

Developed refinancing underwriting for a $260MM premier suburban Boston office complex and prepared lender offering memorandum book.

Created post-closing investor book for a $276MM, highly-structured property investment in downtown Philadelphia.

Managed a team of five in the conceptualization and development of an electronic procurement joint venture between the largest real estate management company in New York and Mitchell Madison Group. Planned, developed, and implemented the first Internet-based operating structure for controlling and managing over $500MM of building management contracts for supplies and services. Created dynamic pricing rate cards and bidding mechanisms and models to support the Internet-based procurement system, which yielded 10% cost savings during pilot phase.

Project: Infrastructure Optimization for Large US Health System Network

Led cost containment and demand management initiatives for physical infrastructure at 16 hospitals and 150 physician clinics in the Greater Pittsburgh area. Pre-tax annual spending totaled $40MM. Created electronic rate card and Net Present Value model, enabling the healthcare network to negotiate price concessions intelligently in various supplier markets. Analyzed bid pricing, managed vendor negotiations and restructured contracts, which resulted in a 30% annual cost reduction in facilities services annual spending. Presented outcomes to senior client leadership.

Project: Strategic Sourcing for Global Investment Bank

Managed real estate strategic sourcing initiative for 2MM square foot New York office facility of global investment bank. Established task-based pricing analytics as a foundation for building services bidding. Chaired negotiations with incumbent supplier and finalized $10MM contract in three months. Achieved 13% annual savings rate on an annual baseline spending for housekeeping/technical maintenance of $12MM and presented outcomes to senior client leadership.

Project: Product Strategy for Large Retail Bank in Tri-State Area

Advised major tri-state retail bank in building customer affinity through improved marketing strategy and customer micro-segmentation. Pioneered, with team, a product/service offering embedded in a compelling loyalty program. Identified and presented a $35MM business opportunity associated with the value proposition.
